A complete, top-to-bottom investigation of the home's major systems, roof to foundation.

Home inspector examining a roof in North Carolina

Congratulations, your offer has been accepted

The game is now afoot. Before you finalize one of life's largest investments, it is essential to uncover the facts. A home is more than what appears on the surface; beneath the fresh paint and polished finishes may lie clues that deserve careful examination. At SureLock Home Inspections, I take the time to conduct a thorough investigation so you can move forward with confidence, knowing exactly what mysteries have been solved—and which may still require attention.

Why inspect?

  • Informed decisions. An inspection reveals the true condition of the property, helping you decide based on facts, not assumptions.
  • Minimized risk. Avoid costly repairs and unexpected issues that could surface after you've signed. Better safe than sorry.
  • Negotiating power. If significant defects are uncovered, you have the upper hand to negotiate repairs or adjust your offer before the deal closes.
  • Peace of mind. You'll know exactly what you're getting into, from minor fixes to more pressing concerns.
  • Long-term investment protection. Buying a home is an investment; an inspection helps you avoid future costs and keep your home a sound asset for years.
  • Safety. Inspections reveal hidden hazards, like faulty wiring or structural weaknesses, that could put your family at risk.

At the end of the inspection I'll go over the report with you and your agent, explain the general condition of the home, and answer every question, no confusing jargon and no unnecessary alarmism. You'll have a clear, fully digital report with photos in hand, often within 24 hours.

What I Inspect

Roof and Coverings

Roof coverings, drainage systems, chimneys, plumbing stacks, flashings and skylights, evaluated for condition and remaining service life.

Attic and Ventilation

The type and depth of insulation, full coverage of the conditioned space, and any ventilation issues.

Structure

The visible foundation, crawl space or basement, looking for movement, moisture intrusion and structural concerns.

Exterior

Siding, brick and exterior wall coverings, driveways, patios, walkways, plus grading and drainage around the home.

Interior Rooms

Cabinets, drawers, interior doors and windows checked for function, looking for what is damaged or unsafe rather than cosmetic defects.

Kitchen and Appliances

Built-in appliances, microwave, range hood, cooktop, range, oven and garbage disposal, checked to confirm they operate.

Bathrooms

Leaking faucets, running toilets, slow-draining tubs and exhaust fans.

Plumbing

Interior and exterior faucets for operation and leaks, sinks and drains, correct traps, and the water heater for function, leaks and installation.

Heating and Air Conditioning

Built-in heating and A/C systems, vents, flues and ducts, with the age of the unit recorded in the report.

Electrical Systems

The service entrance, branch circuits, outlets, lights, fans and GFCIs.

Three inspections, one coordinated visit

Cory Holder is a North Carolina Licensed Home Inspector (NCHIL #4568), a Certified Radon Inspector, and a licensed pest control operator who performs your Wood-Destroying Insect Report (WDIR) himself under Noble Services (NC Pest Control #2314PW), so your home inspection, radon test, and termite inspection can be handled in a single visit. North Carolina regulates home inspectors through the Home Inspector Licensure Board.
