Home Inspections aren’t just for buyers anymore. In the last several years there has been a dramatic increase in the number one inspection performed for the seller rather than the buyer in the form of a “pre-listing” or Seller’s Inspection. Sellers’ inspections are beneficial for both the buyer and the seller. This report is a comprehensive analysis of over 400 items in the home, and includes photos and technical illustrations to ensure clarity on all issues.
Why inspect before you list?
Before putting your house on the market, a consultation with a professional home inspector can yield significant benefits that helps you to:
• Reduce lost sales
• Increase the asking and/or final sales price
• Reduce time on the market for the listing
• Stop unreasonable requests of buyers
• Disclose the information rather than repair or replace
• Ensure proper disclosure and preventing post-closing litigation
• Avoid costly delays and hidden surprises
• Build trust with potential buyers by disclosing the report
This type of inspection is performed every 1 to 2 years to insure the health and safety of both your family and your home. These inspections can save you thousands of dollars. They enable you to be aware of arising problems and take action before the costly damage is done.
What is a Wood Destroying Insect Report (WDIR)? Commonly referred to as a “Termite Certificate”, a W.D.I.R is an inspection performed by a licensed termite professional to determine if a property has any indication of wood destroying insects that may have caused damages or compromised the value of the structure. Termites, Powder Post Beetles, Old House Borer, Carpenter Ants and Bees can damage the wood in your home. SureLock will inspect for all the above insects.

Radon is a naturally occurring colorless odorless gas. It causes lung cancer and sometimes stomach cancer. Exposure to radon gas in the home is responsible for an estimated 20,000 lung cancer deaths per year. The only way to know if a home has radon gas is to have it tested. Radon gas remediation cost averages about $1000 to $2500 so it is always a good idea to have the home tested before buying it.
Continuous Radon Monitors
We use Continuous Radon Monitors from Gregory Enterprises for our radon gas testing. These electronic monitors offer many advantages over more traditional charcoal canisters, most notably the ability to produce hourly radon measurements. The radon report you receive will include the average radon gas level, as well as the lowest and highest reading during the testing period. Other features include tamper detection with a tilt switch and a battery backup in case there is a power outage.
Radon Is A Cancer-Causing, Radioactive Gas
You can't see radon. And you can't smell it or taste it. But it may be a problem in your home. Radon is estimated to cause many thousands of deaths each year. The Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.
Radon Can Be Found All Over The United States
Radon comes from the natural (radioactive) breakdown of uranium in soil, rock and water and gets into the air you breathe. Radon can be found all over the U.S. It can get into any type of building and build up to high levels. You and your family are most likely to get your greatest exposure at home. That's where you spend most of your time.
You Should Test For Radon
Testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes below the third floor for radon. EPA also recommends testing in schools. Testing is inexpensive and easy - it should only take a few minutes of your time.
You Can Fix A Radon Problem
There are simple ways to fix a radon problem that aren't too costly. Even very high levels can be reduced to acceptable levels.
